Joint Venture Partnerships are the next step to becoming your own personal investor because you can receive a great portion of the profits.

You need to ask yourself if you are ready to become a &quot;project manager&quot; and take on more responsibilities in reselling the home.  If so, then go for it.  You will find that you can receive anywhere from 30-50% of the net profits versus a 10% assignement fee as a property locator.

You do not have to go into a Joint Venture Partnership with homes that require rehab.  Whether you are acting as a property locator or JV, the investor still pays for the rehab work.
